About buyer representation

When you are buying real estate in Florida, every other party in the deal has someone looking out for them. The seller has a realtor. The lender has underwriters and closing agents. The title company has its underwriter's interests in mind. A buyer without counsel is often the only party at the table without a dedicated advocate.

Polo | Pimentel Law represents buyers from LOI through closing and beyond. We review and negotiate the contract, manage inspection and financing contingencies, review title and survey, coordinate with the lender, verify closing disclosures, and attend closing. If a problem emerges post-closing — an undisclosed defect, a title issue, a seller who refuses to deliver keys — the same team that closed your deal litigates the issue.

We represent buyers of single-family homes, condos, investment properties, commercial properties, and raw land. We work with first-time buyers, experienced investors, foreign nationals, and business buyers acquiring owner-user real estate.

Contract review and negotiation

Whether you are working from a FAR-BAR AS-IS contract, a Commercial Contract, or a custom draft, we review every clause, negotiate the terms that matter, and flag the terms you should not accept.

Inspection and financing contingencies

We coordinate inspection periods, negotiate repair credits, track financing contingency expiration, and protect your deposit at every step.

Title and survey review

We review the title commitment, survey, and legal description. We resolve title defects before closing — not after.

Closing attendance

An attorney, not a paralegal, reviews the closing package with you and attends closing. If there is a last-minute issue, there is a decision-maker in the room.

Before, ideally. Having counsel review the contract before you sign is always cheaper than re-negotiating afterward. That said, we regularly come in mid-deal and can still protect you.
