About residential closings

A closing is where the transaction actually happens. Polo | Pimentel Law handles end-to-end residential closings across Miami-Dade and Florida — as the closing agent or as counsel to the buyer or seller — with an attorney coordinating every step.

Our closings include document preparation (deed, closing disclosure, affidavits, limited power of attorney if needed), escrow management, coordination with lender and realtors, review and reconciliation of the final closing disclosure, and disbursement of proceeds through our firm's trust account.

We close in English, Spanish, and Haitian Creole. For clients who have never had an attorney at their closing — which is most first-time buyers in our community — the difference in experience and outcome is immediate.

Document preparation

Deed, bill of sale, closing disclosure, affidavits, FIRPTA compliance, and any required condominium or HOA estoppels and resolutions.

Escrow and disbursement

Earnest money handling, lender wire coordination, payoff coordination, and disbursement of proceeds through our IOTA trust account.

Lender coordination

Review of closing instructions, lender document package, and the closing disclosure. We catch lender errors before you sign.

Post-closing cleanup

Recording of deed and mortgage, issuance of final title policy, and follow-up on any post-closing items.
